Commercial Fit Out in Dubai

Handover dates don't move. We plan around that.

A commercial fit out runs to a date somebody else set a lease that starts, a store that opens, a team that has to move in. So we work backwards from that date instead of forwards from the start. Approvals, long-lead joinery and trade sequencing get planned first, because those are what cost you weeks later on.

What we offer

Commercial fit out services in Dubai

In a home, if the joinery arrives a fortnight late, you wait a fortnight. In a commercial space, a fortnight is rent on an empty unit, staff with nowhere to sit, or an opening you have already advertised. The design matters, but the programme is what decides whether the fit out worked.

Most of the delay risk sits in two places. The first is approval: who signs off depends entirely on where your unit is a free zone authority, a mall’s own fit-out team, or the mainland route and each wants a different drawing set in a different order. The second is whatever has the longest lead time, which on almost every commercial job is the joinery: reception desks, retail displays, counters, storage walls.

We deal with both up front. The approval route is identified at the survey, before drawings are finalised. And because the joinery is made in our own workshop rather than ordered from a supplier, the longest item on the programme is one we control ourselves.

Why choose us as your commercial fit out company in Dubai

We make the long-lead items ourselves

Reception desks, retail counters, display walls and storage are usually the slowest things on a commercial programme, because they are made to order. We build ours in our own workshop, so when a date moves or a dimension changes we reschedule our own production rather than queue behind a supplier’s other clients.

10-year warranty on the joinery we build

The fitted joinery we manufacture carries a ten-year warranty — carcass, finish and hardware. For a commercial space that gets handled all day, that cover matters more than it does at home, because wear shows up in months rather than years.

Free replacement on any manufacturing defect

If something we made fails within the warranty period, we replace it at no cost to you. We do not ask you to prove it, and we do not charge for the visit.

The scope is written down before we start

What is included and what is not is set out in writing and agreed before work begins. Variations get priced and approved as they come up. The point is that nothing arrives as a surprise at the end, which is where most disputes on commercial jobs actually start.

FAQs

Taking a space from shell or stripped condition to one your business can trade from. In practice that means layout and design, partitions and ceilings, flooring, electrical and lighting, HVAC adjustments, joinery such as counters and storage, finishes, and the approvals needed to sign it all off. Exactly which of these apply depends on how the unit was handed to you, which is why we survey before scoping.

Offices and workspaces, retail units and showrooms, salons and clinics, and hospitality spaces. The common thread is a fixed opening date and a landlord or authority who has to approve the work.

We identify which route applies to your unit and prepare the drawing set for it. A free zone, a mall and a mainland building each have their own process and their own order of submissions, so getting this right at the start is what keeps the programme intact. We will tell you clearly at the survey what is in our hands and what has to come from you as the tenant.

It depends on the condition the unit was handed over in, the area, the specification and how much of the mechanical and electrical work has to change. A figure quoted before anyone has seen the space is a guess, and guesses on commercial work tend to be wrong by a lot. We survey, then price the actual scope in writing.

Often yes, and in malls and occupied office buildings it is sometimes the only option the landlord permits. It changes how the programme is built and it affects the price, so tell us early if you cannot close the space , We would rather plan around it than discover it halfway through.

Got a handover date to hit?

Tell us the date and where the unit is, and we will come and see it. You will get a written scope and a programme that works back from your opening not a quote based on a floor plan.
