A hinged door needs roughly a square metre of clear floor to swing into. A sliding door needs none, and a folding door stacks back to leave almost the whole opening clear. In apartments and villas where every square metre is planned, that difference decides layouts.

The part most people never think about is the track. Dubai’s fine airborne dust is what makes sliding doors stick, jump and eventually fail , so we specify the running gear and seals as carefully as the door leaf itself, and we install to a level track so the weight sits where it should.

Yes, particularly where floor space is tight. A sliding door needs no clearance to swing, so it frees up usable area in apartments and smaller rooms. The one thing to get right is the track and seals, because airborne dust is what causes sliding doors to stick over time.

A sliding door moves one or more panels sideways along a track, clearing roughly half the opening. A folding door is made of hinged panels that concertina and stack to one side, clearing almost the whole opening. Sliding suits room dividers and wardrobes; folding suits wide terrace openings.

In most cases yes. Surface-mounted and standard sliding systems retrofit easily. Pocket doors are more involved, since the wall has to be built or opened up to receive the panel. We confirm what is possible during the site survey before anything is agreed.
